NY PLEASANT VALLEY — Planning Board approves two subdivisions totaling 6 new residential lots on 143 acres. The Board unanimously approved Gretna Farm LLC, proposed by Kyle and Kelly Kirchhoff, subdividing 89.26 acres into two parcels following a lot line adjustment, and the Jeremy Joyce Subdivision creating six residential lots accessed via two common driveways. Both projects received negative findings under state environmental review.
Deed restrictions will prohibit further subdivision of Joyce lots; recreation impact fees of $5,000 and $25,000 will be collected from the respective applicants.
