NY PLEASANT VALLEY — The Pleasant Valley Planning Board cleared three major residential subdivisions for continued review and design work. The Board issued a Negative Declaration under State Environmental Quality Review for Jeremy Joyce's six-lot subdivision on Parksville Road and Drake Road, adjourning the application to July 8, 2026 for site plan approval after hearing neighbor Or Tal's objections to the proposed location of Lot 6, which Towne, the applicant's engineer, defended as meeting all zoning standards. Separately, the Board set a maximum density of 38 lots for the proposed 71 Wigsten Road cluster subdivision, with Town Attorney James Nelson confirming that road right-of-way lands must be excluded from density calculations, and directing the Fire-Life Safety Advisory Board for input on dead-end street waivers.

For the Gretna Farm lot line adjustment and two-lot subdivision, the Board declared itself Lead Agency for environmental review and scheduled a public hearing for July 8, 2026.
