NY PLEASANT VALLEY — Planning Board adjourns Joyce Subdivision public hearing to June pending environmental review. The six-lot, 53-acre subdivision at Parksville Road and Drake Road drew neighbor objection from Or Tal of 656 Traver Road over placement of a house site 58 feet from the property line with only a nine-foot disturbance buffer. Applicant Matthew Towne confirmed compliance with zoning setbacks and no variances required.

Board member Suzanne Horn proposed additional screening vegetation during construction; the applicant agreed to consider it. The board separately received a 40-unit cluster subdivision proposal for 40.98 acres at Salt Point Turnpike, with board support for the cluster design but legal disagreement over density calculations under state law versus town code delaying any decision.
